In accordance with the Condominium Act, it is mandatory for each block consisting of four or more owners to appoint an administrator to ensure the proper maintenance and upkeep of common areas within the block. We can serve as the designated condominium administrator for your block. Forming up a statute of association.
Registration of the association with the Land Registry.
Drafting of the Condominium Rules and registration of same with the Land Registry.
Registration of lift with the MCCAA as per Legal Notice 231/2007
Setting up the agreement between parties.
Be the registered entity with ARMS for bills in relation to the common area.
Keep close liaison with professionals including lawyers, accountants and insurance.
Assist condomini to fulfil their responsibilities in accordance with the Condominium Act.
Discuss options and estimates concerning insurance policies for the common areas.

Organise an Annual General Meeting (AGM) for the association, and any other ad-hoc meetings as requested by condomini.
Preparation of agenda for meetings, notification of agenda, chairing of meetings, preparation and circulation of minutes.
Keeping a register containing details of owners, minutes of meetings, keeping track of all executed payments, collecting the contributions and preparing financial statements.
Provide the condomini with the facility to view documents/ receipts/ invoices 24/7 on an online portal to ensure complete transparency and accessibility to all condomini.
Organising mediation meetings between condomini regard any issues.

Enforcement of condominium rules and decisions taken in the AGM.
Ensure compliance with health and safety procedures in accordance with the law.
Enforcement of waste disposal policies in accordance with the law.

Keep records of all money transactions of the association.
Collection of maintenance and administration contributions due by the condomini.
Management of the condominium fund including a bank account for the condominium.
Preparation of an annual expenditure forecast and issue payment schedule.
Provision of tendering or quotation procedures for any maintenance/ upkeep projects.
Invoicing and collection of fees due for works and maintenance in the common parts.
Issuing payment of utility bills and any other invoices.

Carry out routine visits to the condominium for inspections.
Manage the common areas in accordance with the rules and regulations as agreed and set by the condomini during the general meeting.
Design and implement preventative maintenance procedures.
Ensure lift is serviced as per maintenance agreement schedule as well as certified by an A.C.A.B. Engineer every 12 months as per Legal Notice 231 of 2007. A copy of yearly examination report is sent to Malta Competition & Consumer Affairs Authority as required by law.
Acquire at least three quotations from tradesmen and suppliers and provide same to condomini for consideration and approval.
Scheduling cleaning services for common areas. Frequency for the cleaning services will be discussed with and agreed upon by the condomini.
Assistance in acquiring a health and safety report for the condominium areas.
Assistance in acquiring a fire safety requirement report for the condominium areas.
Assistance in installation of CCTVs and emergency lightning for the condominium areas.
